The price paid includes accommodation, electricity, heating, bed linen, towels and an initial supply logs for the wood burning stove.
The Hideaways are available from 4pm, check out is 11am.
Early check in may be available if no one is staying the night before, please ask 24 hours prior to arrival. It is possible to hire the Hideaway for additional nights if no one is coming into The Hideaway.
We would appreciate if The Hideaway can be left in a clean and tidy condition with all items listed in the inventory in place. The Hideaway is cleaned thoroughly between lets. An additional cleaning charge of £50 may be levied should require 'deep cleaning' after a guest has stayed.
The Hideaway is completely NON-SMOKING. Anyone found to have been smoking in The Hideaway will be invoiced £100 for a deep clean charge to remove the smell of smoke for fellow guests. Any guest found smoking may be asked to leave with no refund on their holiday.
We take payment by debit or credit card via our on-line site. For those with no access to our on-line site payments can be made by cheque or BACS.
Cancellations - We strongly recommend that you take out holiday insurance to protect against unforeseen circumstances. If you require to cancel your stay after you have booked and paid a deposit or paid in full, we can only return your payment if we are able to re-book The Hideaways.
The Hideaways are designed for two persons and only two people are permitted to stay at any one time. Guests are welcome to have relatives or friends to visit for the day or evening.
MINORS - The accommodation is designed for over 16s only. Babies under 1 are welcome and a travel cot can be provided. Children over 1 cannot be accommodated.
PETS - We are sorry, no pets are permitted.
DAMAGE - Guests will be responsible for the cost of repair and or replacement of any breakages or damage to the property, accidental or otherwise. A £100.00 fully returnable deposit can be taken at time of booking to cover any damage to The Hideaway. Should the damage be in excess of £100, an invoice for the balance of the amount will be raised. All breakages/damage must be reported to Caroline or Ross Millar. Guests will be contacted within 24 hours of departure about any damage found during cleaning. All items in the Hideaway have been itemised and valued, a copy of this list is available.
INVENTORY - all items listed in the inventory are present at time of arrival. If any items have been found to be removed the guests will be contacted within 24 hours of departure. We reserve the right to use the returnable deposit to replace any items removed.
Any complaints should be made to Caroline or Ross Millar at the farmhouse (or by calling 07939 948796) where they will receive prompt attention.
Please let us know straight away if there is something not working in The Hideaways or if there is anything we can do to make your stay more comfortable - do not wait until you leave to tell us! This means we can put whatever is wrong right straight away.
The proprietors accept no responsibility for the accident or injury to, illness of guests or any other persons whilst in the Hideaway or on Balkello Farm, neither do they accept responsibility for any loss or damage to guests or other persons property, including vehicles whilst on site.
No sub letting is permitted.
Under circumstances outwith the owner's control - for example, damage, theft, fire we will try to arrange alternative holiday accommodation with another provider, however we cannot guarantee that this will be possible. In these circumstances the booking deposit and inventory deposit will be returned to the hirer in full. The hirer will have no further claims against the owner.
If the accommodation has not been taken up by 12 noon of the day following the arrival date booked, the proprietors assume the right to re-let the accommodation, unless other arrangements have been made, and confirmed.
Any guests not adhering to these terms and conditions or conducting themselves in a manner not expected will be asked to leave The Hideaway immediately.
